What new development offers

New projects may provide current design, shared amenities and a choice of units. If under construction, delivery, phasing, finishing and the developer’s obligations require careful review.

What resale makes visible

A resale home can be inspected in its real building and neighbourhood. You can see the view, noise, wear and shared-area maintenance, but must check condition and the seller’s documents carefully.

Compare setup and timing

A completed resale may include furniture but need repairs. A new unit may need furniture, appliances and service setup even when described as finished.

Choose the uncertainty you can manage

New construction carries completion and specification questions. Resale carries condition and history questions. The right choice is the one whose checks, timing and costs match your position.

A resale property allows you to inspect the actual building, neighbours, common areas and view. Its documents and maintenance history can be reviewed, but the home may need repairs or updating. A new development can offer modern plans and instalments, while future surroundings and management remain less certain.

List the evidence available for each option. Completed facts should carry more weight than promised features, especially when your move-in date is important.

Consider the work after purchase

A new unit may be delivered without furniture, appliances, lighting or curtains, and defects may need follow-up. A resale home may include everything required but also older equipment. Ask exactly what is included and budget for the first six months of ownership.

The right answer often depends on whether you prefer choice and payment flexibility or visibility and immediate use. Compare the complete path to a comfortable, usable home.

Turn the guidance into a decision

Keep three short lists as you investigate: what has been confirmed in a document, what has been observed during a viewing and what still depends on an answer. This prevents an attractive feature or urgent deadline from hiding an unresolved point. The list should identify the exact property or unit, because a general statement about an area or project may not apply to the home you are considering.

When two options appear close, compare them under the same headings: location, usable layout, current condition, document position, complete cost, ongoing management and the timing of possession. Give greater weight to facts that are difficult to change. Furniture can be replaced; access, orientation, surrounding development and contractual obligations usually cannot.

Before any reservation or major payment, read your notes again and ask for updated written confirmation of price, availability and the terms that matter to your decision. A good purchase should remain understandable when the initial excitement has passed. If a legal, financial or tax point affects your circumstances, obtain appropriate independent advice before signing.
