You do not always need to be in Hurghada on the day a property is handed over, but a remote handover should be planned more carefully than an in-person collection of keys. The objective is to confirm that the property, documents, payments and physical access all match before responsibility moves to you.
Confirm who can act
Speak with your lawyer about whether representation is needed and what authority must be documented. Do not assume a sales representative, friend or property manager can sign or receive items on your behalf without the correct arrangement.
Share the handover date, contact list and responsibilities with everyone involved. One person should coordinate the checklist so that tasks are not duplicated or missed.
Prepare the inspection in advance
For a completed new unit, obtain the relevant specification and agreed finish. For a resale, use the inventory and condition agreed during the purchase. The inspection should cover rooms, finishes, doors, windows, plumbing, hot water, electricity, air conditioning and included equipment where possible.
A live video call is useful, but it should be structured. Ask for an uninterrupted walkthrough from the entrance, then a closer review of each room and any item on the checklist. Record photographs and notes of defects or incomplete work.
Reconcile documents and money
Before final release, your legal team should confirm the documents and payment position appropriate to the transaction. Keep copies of payment confirmations and any handover, inventory, meter or access documents.
Do not send a final payment simply because a date has arrived. Link payment to the agreed contractual process and professional confirmation.
Record everything received
- entrance, building, mailbox and service keys;
- access cards, remotes and parking controls;
- meter readings and utility references;
- appliance manuals and warranties;
- maintenance and management contacts;
- the signed inventory for a furnished property;
- written defect or completion notes.
Ask for clear photographs of the key set and meters. Label keys before they are passed to a manager or stored.
Arrange the first days of ownership
A remote handover is not finished when the video call ends. Decide who will secure the property, check it after the first utility cycle, arrange cleaning, manage defects and hold keys. If the home will remain empty, discuss ventilation, water, electricity and periodic inspections.
