Before You Pay a Property Reservation Deposit in Egypt

Understand what a property reservation deposit should confirm, which details to review first and why written terms matter before money changes hands.

A reservation deposit is often the moment when a property search becomes a real commitment. It may temporarily remove a resale home from the market or secure a particular unit in a new development. The amount can look small compared with the total purchase price, but the decision behind it is significant. Before transferring money, the buyer should understand exactly what is being reserved, for how long and under which conditions the deposit may be returned.

Identify the exact property or unit

A reservation document should do more than mention a project or building. It should identify the exact apartment, studio, villa or townhouse by the available reference: unit number, floor, position, approximate area and agreed price. For an off-plan home, the attached plan and orientation are particularly important. Two units with the same size can have different views, access, sunlight or proximity to shared facilities.

For a resale property, confirm the address and the identity of the person receiving or authorising the deposit. The name on the reservation paperwork should make sense when compared with the ownership documents and the seller’s authority. If an authorised representative is acting for the owner, that authority should be reviewed rather than assumed.

Understand what the deposit actually does

Ask whether the payment is refundable, partially refundable or non-refundable. The answer should be written, together with any deadline or condition. A statement such as “refundable if documents are not approved” needs more precision: which documents, reviewed by whom and within what period? If financing, legal review or a specific contract term is essential to your decision, raise it before paying rather than after.

Also confirm whether the deposit forms part of the purchase price, whether an administrative charge is deducted and what happens if the seller or developer cannot proceed. Verbal assurances may be well intentioned, but a written reservation is what allows both sides to understand the same agreement.

Check the commercial terms behind the headline price

The agreed property price should be stated with its currency. For a payment plan, review the deposit, down payment, instalment dates, delivery payment and any maintenance contribution. Ask whether the price changes depending on payment duration and whether late-payment charges apply. A low monthly figure can hide a large balloon payment, a short first instalment period or charges that sit outside the advertised price.

For resale property, clarify the expected completion date, agency fee, transfer or registration expenses and any maintenance balance. These costs do not always appear in the property headline, but they affect the amount you need available to complete the transaction.

Use a traceable payment method

Payment instructions should identify the correct recipient and purpose. Keep the transfer confirmation, receipt and signed reservation document together. Avoid sending money to an unrelated personal account simply because it is convenient. When buying remotely, confirm payment instructions through a trusted contact channel before transferring funds, especially if bank details arrive unexpectedly or change during the process.

Pause when something is unclear

Pressure to reserve quickly is not a reason to skip a basic review. Genuine availability can move fast, particularly for a well-positioned unit, but a careful buyer can still ask for the written terms, exact unit details and payment instructions. If the information does not match, the responsible next step is to stop and clarify it.
