Three attractive coastal destinations can lead to three quite different versions of your week. A marina evening, a long waterfront walk and a morning organised around diving may all appeal on holiday. Buying asks a harder question: which setting still works when you need groceries, have an appointment, are working from home or arrive outside your usual holiday season? This comparison is not a ranking. It is a way to decide what to investigate first, before falling in love with an individual apartment. El Gouna lies north of Hurghada; Sahl Hasheesh and Soma Bay are separate destinations to the south. Treat them as distinct places, not interchangeable addresses within the city.
El Gouna: consider the town as well as the waterfront
El Gouna combines residential neighbourhoods with established dining, marina and service destinations. Its official town directory includes education, healthcare and G-Space workspaces. That provides useful starting points for someone considering more than occasional holidays, but it does not mean every home is a comfortable walk from every service. A property close to your preferred marina can still be inconvenient for a school journey or your normal shopping routine.
Use the town's variety to make a precise shortlist. Which places will you actually use, and how often? Would you rather step out into activity or return to a quieter residential setting? Compare the exact neighbourhood, gate and approach road. Ask about resident and guest access arrangements separately from the general appeal of the destination. An attractive lagoon outlook does not by itself establish swimming rights or access to a beach club.
Sahl Hasheesh: test the distance behind the bay view
Sahl Hasheesh has a strong waterfront identity, with Old Town and the promenade providing recognisable points of orientation. It can appeal to buyers who want their leisure time centred on the sea without choosing a central Hurghada street. However, the destination covers different residential settings. A home overlooking the bay and a home convenient for an evening walk are not necessarily the same thing.
Trace the real route from the unit to the waterfront. Account for slopes, gates, road crossings and the return journey with shopping. Compare what is operating near the property today with amenities shown on a future plan. If your week includes frequent trips into Hurghada, test that journey rather than relying on a broad airport-distance claim. A beautiful promenade can be a valuable part of your life while still leaving you dependent on arranged transport for other needs.
Soma Bay: decide whether the destination matches your rhythm
Soma Bay occupies a peninsula south of Hurghada and offers a destination shaped around coastal leisure, including golf and watersports. For a buyer who wants a deliberate change of pace, that can be more important than being near a busy city street. The question is whether the activities you imagine are ones you will genuinely use—and on what terms.
Check distances within the destination as carefully as the journey from the airport. Establish which facilities belong to your residence, which are separately operated and which require booking or additional payment. A hotel brochure is not your ownership agreement. Also distinguish Soma Bay from nearby Ras Abu Soma and Ras Soma: similar names do not make the location, management or access arrangements identical. Ask for the exact map pin before comparing any two offers.
Compare three ordinary days, not three perfect holidays
Give each destination the same test. First, plan an ordinary working day: breakfast, reliable internet, groceries and somewhere comfortable to spend an evening. Next, plan a leisure day using the beach or activity you care about. Finally, imagine a day when something needs attention: a repair, a delayed arrival or a family appointment. Which arrangements are straightforward, and which depend on someone else's availability?
A useful example is a couple planning winter stays while working remotely. A very quiet home may suit one person, but the other may need a dependable workspace outside the apartment. Their decision should compare two workable daily routines, not simply the balcony view. A family with children will put different weight on school arrangements and repeat journeys. There is no universal winner because these are different briefs.
Compare the complete ownership proposition
Once two locations feel suitable, compare equivalent properties. Record the exact unit, internal layout, finishing, outdoor space, view and documented access. Then add the asking price, remaining payments, maintenance arrangements, furnishing needs and transport you expect to use. Keep each quote in its stated currency and date; do not turn this into a price ranking based on unrelated listings.
For part-time rental use, investigate management terms, guest registration, permitted use, cleaning and the condition in which the home will be returned to you. Turn the comparison into a useful viewing brief
