The Seller’s Property Information Pack: Prepare Before Marketing

How Hurghada property sellers can prepare documents, running-cost records, inventories and practical information before marketing a home.

A sale moves more confidently when information is organised before the first serious buyer asks for it. Preparing a property pack does not mean publishing private documents online. It means ensuring the seller, broker and legal team understand what exists, what needs updating and what can be shared at each stage.

Begin with identity and authority to sell

The legal team should establish who owns the property, who is authorised to act and whether a power of attorney or company documentation is involved. Names and property descriptions should be consistent across documents. Any mismatch should be identified early rather than during final negotiation.

Document requirements depend on the property and circumstances. Sellers should rely on qualified legal review rather than an internet checklist alone.

Organise the property documents

Collect the available purchase contract, chain of earlier documents, registration or signature-validity information where applicable, handover records, developer or management correspondence and evidence relating to payments. The legal team can then identify what is relevant, what is missing and what must be obtained from another party.

Prepare a clear financial picture

Gather current maintenance receipts, utility information and any amounts connected with the building, developer or community. A buyer needs to understand which amounts will be cleared and how completion will be structured.

Create an accurate property fact sheet

Record:

  • property type and exact location;
  • stated area and measurement source;
  • floor, lift and access;
  • bedrooms and bathrooms;

  • maintenance amount and what it covers;
  • utilities and meters;
  • recent improvements;
  • known defects or work still needed;
  • items included in the asking price.

Photograph and list important furniture, appliances and equipment. Mark personal items that will be removed. A final signed inventory can be prepared at the appropriate stage. Do not rely on listing photographs as the only record of what remains.

Prepare the property for evidence-led marketing

Complete small repairs, deep clean and remove unnecessary clutter before photography. Open curtains and show the property honestly. Photograph each room, view and outdoor area with consistent light. Avoid hiding defects that will be obvious at a viewing.

Agree the commercial position

Set the asking currency, preferred payment route, included items and realistic completion timing. If the advertised euro price is an approximation of an Egyptian-pound price, state the confirmed base currency and date the conversion. Decide in advance how much flexibility exists so negotiations remain controlled.

Keep private information private

Public marketing should not contain passport details, signatures, full contracts or sensitive financial information. Documents should be shared selectively with genuine parties through the correct process.
