Maintenance Fees in Hurghada: What Property Buyers Should Check

Maintenance fees are part of the long-term cost of owning many apartments, villas and resort homes in Hurghada. They support the shared environment around the property, yet the way they are calculated and collected can vary widely. A buyer should understand the obligation before comparing two homes, because a lower purchase price can be less attractive if the ongoing charges are high, unclear or poorly managed.

What a maintenance fee may cover

In a residential building, maintenance may contribute to cleaning common areas, lift servicing, security, lighting, water pumps and repairs to shared systems. In a resort, the charge may also support pools, landscaping, private beach areas, reception, internal roads and larger technical infrastructure. The presence of these facilities usually increases the operating responsibility of the community.

Do not assume every visible facility is included. Some services may be operated separately, and access to a beach, gym, parking space or owners’ club may have its own terms. Ask for a written explanation of what the charge covers and whether owners pay additional fees for specific services.

Annual, percentage-based and lifetime contributions

Some properties have an annual charge stated as a fixed amount or a rate per square metre. Some developments use a percentage of the purchase price. Others collect a larger maintenance contribution at purchase and describe it as a lifetime or long-term fund. Each model has different questions.

For an annual fee, ask when it is due, how often it can be revised and whether there are late-payment consequences. For a lifetime contribution, ask how the fund is administered, what happens when major repairs are required and whether any annual operational charge still exists. The word “lifetime” should not be interpreted as a guarantee that no further contribution could ever be requested.

Check the current position, not only the original contract

When buying a resale property, confirm whether maintenance payments are current and whether the seller has any outstanding balance. Ask for recent evidence from the management or developer when possible. A statement that maintenance was paid when the property was first purchased may not answer whether later charges are due.

It is also useful to ask how ownership transfer is recorded with the management and whether there is a transfer administration process. This can affect access cards, service accounts and the practical handover of the property.

Look at the condition of the shared areas

The fee only makes sense in relation to what owners receive. During a viewing, observe the entrance, corridors, lifts, pool areas, landscaping and general repairs. Speak with the management or existing residents where appropriate. A well-presented development does not guarantee perfect management, but visible neglect can be a reason to investigate how fees are collected and spent.

Build maintenance into your ownership budget

Buyers sometimes compare properties using only the purchase price. A more realistic comparison includes maintenance, utilities, insurance where relevant, furnishing, management and travel or residency arrangements. For a rental property, these costs affect net income rather than the advertised gross rent.

Before buying, request the latest maintenance information for the exact property, not a general estimate for the area. Terms can differ between buildings within the same neighbourhood and between phases of the same development.
