The Building Checklist: What to Inspect Beyond the Apartment

What buyers should inspect in the building, common areas, services and management before purchasing an apartment in Hurghada.

A beautiful apartment can still be a poor fit if the building around it is not well managed. The entrance, roof, water systems, lift, common electricity and maintenance arrangements all affect everyday comfort and future costs. Start outside and approach slowly

Notice the road condition, lighting, parking habits and access to the entrance. Look at the façade, balconies, drainage points and external air-conditioning units. Is maintenance consistent across the building, or does each owner appear to make independent changes? Ask whether nearby vacant plots or unfinished buildings could affect access, dust, noise or the view.

Read the entrance and common areas

The condition of the lobby and stairs often reveals how regularly common areas are managed. Check cleaning, lighting, handrails, doors and signs of water damage. A freshly painted entrance is positive but should not distract from deeper questions about the roof, pipes or lift.

If there is security or reception, ask about operating hours, guest access, deliveries and emergency contact. In a managed resort, confirm which facilities belong to owners and which are operated separately.

Ask how water is supplied and stored

Water pressure can vary by floor and time of day. Turn on taps where permitted and ask about tanks, pumps and filtration. Find out who maintains shared equipment and how costs are divided. Look for staining around service areas, ceilings and stairwells, especially below roofs and terraces.

In the apartment, verify shut-off valves and the location of the water heater. Building-level questions should include how faults are reported and how quickly common pumps are repaired.

Inspect the lift as a system, not a feature

A lift in the listing is not the same as a reliably maintained lift. Observe whether it operates smoothly, whether inspection information is displayed and how the building manages maintenance or power interruptions. If the apartment is on a high floor, the answer materially affects daily use and resale appeal.

Understand electricity and metering

Ask whether the apartment has an individual meter and how common-area electricity is funded. Confirm the arrangement for lifts, pumps, lighting and security systems. If backup power is mentioned, identify exactly what it supports. A generator for common lighting is different from backup power inside the apartment.

Review roof, basement and service spaces where relevant

The roof can reveal waterproofing, tanks, satellite equipment and unauthorised storage. A basement or garage can reveal ventilation, drainage and parking control. Access may be restricted, so arrange the review through the owner or building manager rather than entering service areas independently.

Ask for the management picture

Find out who collects maintenance contributions, what the regular charge covers and how larger repairs are approved. Ask whether there are unpaid balances associated with the property and request written confirmation before completion. If there is no formal management, understand how owners coordinate repairs in practice.

Questions worth recording include:

  • Who is responsible for the building?
  • What was the last major repair?
  • Are any repairs planned?
  • What does the current maintenance contribution include?
  • Are owners permitted to rent short term?
  • Are there rules for renovations, pets, signage or commercial use?
