The purchase price answers only one question: what it costs to acquire the property. A sensible ownership decision also asks what it may cost to keep the home secure, comfortable and maintained each year. The answer depends on property type, building, facilities and how often you use it.
Start with confirmed fixed charges
List the current building, resort or community maintenance payment and ask what it covers. Record payment dates and whether charges have changed recently. Include any known annual services such as management, internet, security arrangements or private garden and pool care.
Do not combine every item into one guessed figure. Keeping categories separate makes future updates easier.
Estimate utilities from your use
Electricity can vary significantly with air-conditioning, property size, season and occupancy. Water, gas where available, internet and television services should be listed separately. A holiday home occupied for six weeks has a different pattern from a full-time residence or a rental property.
Create a repair reserve
Even a new or renovated home needs ongoing care. Set aside an annual amount for small repairs and a longer-term reserve for equipment replacement. Typical items include air conditioners, water heaters, pumps, appliances, plumbing fittings, paint and outdoor furniture.
For villas, add garden, pool, exterior and roof responsibilities. For apartments, consider possible contributions towards shared work that is not covered by the regular fee.
Budget for being away
Remote owners may need inspections, key holding, cleaning before arrival and help with maintenance appointments. These services have value because they reduce the risk of a small problem remaining unnoticed.
If renting, add operating costs
- management and guest communication;
- cleaning and laundry;
- utility consumption;
- replacement of linen and household items;
- repairs between stays;
- marketing or platform charges;
- periods without income.
Gross rent is not the same as the amount remaining after these costs.
Keep currency and timing visible
Record each expense in the currency in which it is paid, then convert it for your overall planning using a dated working rate. Add a reserve rather than assuming the rate and every charge will remain unchanged.
Review the budget once a year
Compare your plan with actual payments, update service costs and note equipment that may need attention. A realistic annual budget makes ownership calmer and helps you judge whether two apparently similar properties truly suit your finances.
