How to Assess a Renovated Resale Property Before You Buy

A renovated resale property can save time and offer a more complete picture than a home that still needs work. It can also hide shortcuts behind fresh paint and attractive furniture. The purpose of a careful viewing is not to distrust the renovation; it is to understand what was changed, how well it was completed and which responsibilities will become yours after purchase.

Ask what “renovated” means

The word can describe anything from repainting and new furniture to a full replacement of electrical wiring, plumbing, bathrooms and windows. Ask the owner or representative for a clear list of work, the approximate dates and, where available, invoices, specifications or photographs from the process.

Separate cosmetic work from technical work. New tiles can transform a bathroom visually while the supply and drainage behind them remain unchanged. A new kitchen can be valuable, but check the quality of cabinets, worktops, appliances, extraction and plumbing connections.

Slow down at the viewing

Fresh interiors encourage people to look at the overall effect. Instead, spend time at the edges and junctions: around windows, below sinks, behind furniture, at shower screens, near air-conditioning pipes and where different floor finishes meet.

  • Open and close windows, cupboards and internal doors.
  • Run taps and observe drainage speed.
  • Look below sinks for staining or recent sealant.
  • Test a practical sample of sockets, lights and air conditioners.
  • Check whether floors feel level and tiles sound secure.
  • Notice cracks, bubbling paint or marks close to external walls.

No resale home is expected to be flawless. What matters is knowing the condition and reflecting any necessary work in your plan and offer.

Check that the layout works

Renovations sometimes change walls, doorways, balconies or service positions. Ask whether structural or external alterations required building or management approval and whether that approval exists. Your legal and technical advisers should review material changes when necessary.

Also judge the layout as a home, not a photograph. Is there enough storage? Can bedroom doors open comfortably? Is the washing machine in a practical ventilated position? Does furniture hide access panels or reduce circulation?

Understand the equipment included

If the property is sold furnished, prepare an inventory. Record air conditioners, major appliances, fitted lighting, curtains, outdoor furniture and any decorative or personal items that will not remain. Ask about the age and service history of equipment where it affects your decision.

Do not assume that every object shown in marketing photographs forms part of the sale. The written agreement should reflect what both parties actually intend.

Consider the building around the renovation

A beautifully renovated apartment still depends on its building. Review common entrances, lifts, water arrangements, roof condition, external walls, cleaning, security and maintenance collection. Ask whether significant common work is planned or overdue.
