A live video viewing can be a serious decision-making tool when it is structured properly. It should not be a quick collection of attractive angles. The goal is to understand the property, building and immediate surroundings well enough to decide whether the home deserves deeper legal and technical review.
Prepare a written brief before the call
Send your priorities in advance: budget, preferred area, minimum size, number of bedrooms, intended use, floor preference, need for a lift, outdoor space and any deal breakers. This allows the person conducting the viewing to focus on evidence, not spend the call rediscovering your requirements.
Ask for basic property facts before the video: exact location, floor, orientation, stated area, asking currency, furnishing status and known maintenance contribution.
Request one continuous approach
Begin outside the building. Show the road in both directions, nearby properties, entrance, parking and access. Continue through the lobby, stairs or lift, along the corridor and into the apartment without unexplained cuts. A continuous sequence helps you understand scale and confirms that exterior and interior footage relate to the same place.
Use a consistent room sequence
Inside, move slowly from the entrance through every room. For each space, show all four corners, the ceiling, floor, windows and doors. Open cupboards where permission has been given. Show air-conditioning units, water heaters, meters and major appliances included in the sale.
Useful requests include:
- switch off electric lights briefly to show natural daylight;
- open windows and balcony doors;
- film the view straight ahead, down and to both sides;
- run taps and show drainage where practical;
- show water pressure on the relevant floor;
- operate the lift;
- capture any marks, cracks, damp or unfinished work close up;
- use a tape measure for dimensions that affect furniture.
Listen as carefully as you look
Pause in bedrooms and on the balcony. Listen for road noise, construction, entertainment venues, pumps and neighbouring activity. A phone microphone changes sound, so ask the viewer to describe what is noticeable in person.
Inspect the view as a planning question
A sea glimpse through a camera may be genuine and still depend on standing in one corner. Ask where the view is visible from when seated and whether any vacant land sits between the property and the sea. No agent can promise that external surroundings will never change without appropriate evidence; record the present condition and investigate future risk.
Separate the first viewing from due diligence
The video helps you decide whether to continue. It does not confirm ownership, permissions, debts, contract terms or the physical condition of concealed systems. After the call, create three lists: confirmed observations, information supplied but not yet documented, and points requiring professional verification.
Keep a record of the exact property
Record the listing reference, date, unit identifier and people present. Save the latest floor plan and the written commercial terms alongside your notes. If the property is shortlisted, request a second focused call for unanswered details rather than relying on memory.
