What EGP 10–12 Million Buys in Hurghada: Two Coastal Homes Compared

Compare two furnished coastal resales by asking price, usable space, outdoor living and purchase checks—not just their sea-view photographs.

A budget of EGP 10–12 million does not point to one standard type of Hurghada home. Location, layout, outdoor space, furnishing and the rights included in the purchase can produce very different choices. This comparison uses two specific Harmony listings: an 86 m² apartment in Storia Del Mare and a 150 m² apartment in Hurghada Marina. The figures are asking prices recorded on 14 October 2026, not achieved sale prices, independent valuations or a market-wide price guide. Confirm availability and the current offer before arranging travel or making a commitment.

The two homes at a glance

The Storia Del Mare apartment is offered at EGP 10,000,000 with cash payment. Its stated area is 86 m², with two bedrooms, a living room and one bathroom. It is presented in brand-new condition, fully furnished, with sea and pool views and the lifetime maintenance deposit already paid.

The Hurghada Marina apartment is offered at EGP 11,500,000. Its stated area is 150 m², with two bedrooms, a living room, one bathroom and a rooftop terrace. It is first line by the sea, fully furnished and air-conditioned, ready to move in, with the lifetime maintenance deposit already paid. Payment terms for this apartment must be agreed separately; do not carry the Storia cash-payment condition across to it.

Understand what the EGP 1.5 million difference buys

The Marina asking price is EGP 1.5 million higher, or 15% above the Storia asking price. That is a useful budget comparison, but it does not isolate the value of the terrace, additional stated area or location. Both homes have two bedrooms and one bathroom, so the larger advertised area does not mean an extra bedroom or bathroom. Look at how the space serves your daily routine.

Do not rank these homes by a simple price-per-square-metre calculation before reconciling the measurement basis. Establish whether each figure is gross or internal area, what common-area allocation is included, and whether the Marina terrace forms part of the stated 150 m². Ask for the terrace measurement separately. Dividing a price by two differently defined areas creates a precise-looking number that is not a fair comparison.

Choose the setting around your routine

Storia Del Mare is a beachfront project near Hurghada City Center Mall. The apartment's sea and pool views place water within the experience of the home, but the specific route to the beach, pool access and the operating status of individual facilities still belong in the viewing checklist. A project facility list is not an inspection of those facilities.

The Marina home places the waterfront promenade and its dining options at the centre of the lifestyle proposition. Walk the route between the entrance, shops, transport and the places you would use. Return in the evening and listen from both bedrooms. A lively setting can be the reason to buy or a reason to choose another location; the difference is your routine, not whether the brochure calls it exclusive.

Inspect the furniture as part of the purchase

Fully furnished should lead to a signed inventory, not an assumption that everything in a photograph stays. Walk through both apartments room by room. Record furniture, appliances, air-conditioning units, curtains and outdoor items, with condition notes and photographs. Identify personal possessions and decorative items that the seller will remove.

Test the appliances and cooling with permission, and ask for an appropriate technician where condition is important to the price. A new-looking kitchen is not proof that every appliance has been tested. Compare the cost and inconvenience of any missing items rather than assigning a single unexplained value to a furniture package. Our furnished-sale inventory guide gives a practical structure.

Separate paid maintenance from future obligations

Both listings state that the lifetime maintenance deposit has already been paid. Request the receipt, the account statement for the exact unit and confirmation of how that payment is recognised on resale. Do not translate this phrase into a promise that the home will never generate another bill. Utilities, private repairs, consumption charges and any other obligations need their own answers.

The Marina listing also includes free beach and clubhouse access and a 30% discount at Marina restaurants and bars, subject to the applicable owner-benefit terms. Confirm the participating venues, eligible people, exclusions, transfer process and any card charges directly with the issuing management. Treat benefits that have not been confirmed for the incoming owner as unresolved, rather than adding a monetary value to the comparison.

Build one complete acquisition budget

Keep the asking price on one line, then add separately quoted transaction costs, any agreed agency fee, independent professional advice, transfer or management charges, and immediate work or replacement items. We have not added a percentage allowance because a generic percentage can conceal differences between transactions. Obtain written amounts and identify who pays each item.

If your total ceiling is EGP 12 million, the gap between that ceiling and the Marina asking price is EGP 500,000; for Storia it is EGP 2 million. Those are arithmetic balances, not estimates of sufficient reserves or the final cash required. Keep an emergency reserve outside the purchase calculation and do not infer an instalment facility from the headline budget.

Use the same viewing scorecard for both

Give each home the same tests, preferably at comparable times. Measure the rooms you will actually use, sit in the living room, inspect storage, and check the route from the entrance with shopping or luggage. Review outdoor privacy, shade, drainage and the condition of exposed fittings. Let the photographs open the conversation; let the inspection decide it.

Keep three columns in your notes: confirmed, needs evidence, and personal preference. A preferred view is not a document issue. Unclear terrace rights are not a minor styling preference. This separation stops an attractive feature from cancelling out an unresolved purchase condition.

  • Area definitions and terrace inclusion reconciled.
  • Inventory, condition and exclusions agreed.
  • Maintenance and owner-benefit transfer checked.
  • Written total-cost schedule and independent document review arranged.

Which home should you shortlist?

Shortlist Storia if the specific compact two-bedroom layout, sea-and-pool outlook and stated cash price fit your brief. Shortlist the Marina apartment if the first-line setting, larger stated area and terrace living justify the higher asking price for you. Neither conclusion establishes rental income, future appreciation or legal suitability. Those require separate evidence.

Ask Harmony Properties to arrange both viewings and supply the current listing information, plans and available purchase documents. Share your total budget, intended use and non-negotiable requirements first. The better purchase is the home whose verified details and everyday experience fit you—not simply the one with the larger number beside m².
