A project release sheet can compress dozens of decisions into one table. Unit number, floor, area, view, price and instalments may appear clear, yet small differences in how those fields are defined can materially change the comparison. The sheet is a starting point for questions—not a substitute for the current unit plan and written offer.
Confirm the document is current
Release sheets can change as units are reserved, returned or repriced. Note the issue date and request confirmation that the chosen unit remains available. A screenshot forwarded through several people may no longer reflect the current release.
Match every document to one unit reference
The unit code should match the release sheet, floor plan, location plan and reservation document. Confirm the building, floor, orientation and whether the plan is mirrored. Do not assume that a “typical” layout represents the exact unit.
Understand what the stated area includes
Ask how the area is measured and whether it includes balconies, terraces, wall thickness or a share of common space. Compare homes using the same measurement basis. If two values are shown, ask which one appears in the contract.
Place the unit inside the development
A view label such as pool, garden or sea is incomplete without position. Identify what sits below, opposite and beside the unit, the distance to future phases and the route to the entrance, parking and main facilities. Ask whether an open outlook is protected or could change.
Recalculate the payment schedule
Check the reservation amount, contractual down payment, instalment frequency, final payment, maintenance charge and any handover-related amount. Add the instalments independently and ask how late payments, cancellation or transfer are handled. Offers should be confirmed for the exact unit.
Compare total value, not only the smallest price
A more expensive unit may have a more usable plan, stronger privacy or better delivery timing. A cheaper unit may suit the brief perfectly. Score the options for layout, position, exposure, payment comfort, delivery, expected running costs and uncertainties that remain.
Before reserving
- Obtain the current unit plan and location plan.
- Confirm the written specification and finishing condition.
- Request current payment terms and all compulsory charges.
- Arrange qualified review of the reservation and purchase documents.
- Keep a dated copy of the information on which the decision was based.
