Beach access, clubhouse membership and dining discounts can make a property more attractive, but they need to be checked as carefully as any other feature included in the sale. The important question is not whether the seller has used a benefit. It is whether you will qualify after the purchase, on what terms and through which process. There is no single answer for every Hurghada project or resale. Start with the exact benefit, the organisation that provides it and the current written rules, then have an independent lawyer review any rights material to your decision.
Identify what kind of benefit it is
Ask whether the benefit is attached to the unit, issued personally to a named owner, provided through a separate membership, or offered as a promotional arrangement. These categories can involve different conditions and transfer procedures. A card in the seller’s wallet proves that a card exists; it does not establish that the buyer can use it or obtain an equivalent one.
Request the document or current terms that describe the benefit. Match the project, unit and eligible person to the proposed transaction. If a sales message and management’s terms differ, resolve the difference before treating the benefit as included. Do not ask the seller to lend an old card as a substitute for a proper transfer.
Confirm directly with the issuing organisation
Ask the responsible management, club or operator to confirm the position in writing through a verifiable contact channel. Identify the unit and the intended ownership change without sending unnecessary identity documents through unsecured messages. Where identity evidence is required, ask for the appropriate official process. Keep the response with the transaction file.
Useful confirmation states the entitlement, eligible people, transfer requirements, fees if any and the point at which access becomes active. A general statement that owners receive benefits leaves too many practical questions open. If the issuing organisation will confirm only after certain documents are available, ask your lawyer how that dependency should be handled before you commit.
Break beach access into practical questions
Clarify the beach location and entrance, opening arrangements and whether access covers only entry or also particular facilities. Ask separately about loungers, towels, changing areas, lockers, food and beverages, and any reservation or capacity rules. Do not assume that free entry means all services are free. Inspect the route from the apartment to the actual entrance.
Establish who can enter: the named owner, spouse, children, other relatives, visitors or paying guests. Ask whether limits change by age, season or type of stay. If your plan includes holiday letting, obtain explicit guidance for tenants and guests. Owner access is not automatically a right you can promise to everyone who stays in the apartment.
Read clubhouse and discount terms separately
A clubhouse entitlement can have its own membership, booking, guest and facility rules. Identify which services are included and which require payment. Ask whether replacement cards, annual renewal, classes or particular activities involve additional charges. The phrase clubhouse access should not become an assumption of unlimited use of every service.
For restaurant or bar discounts, request the current participating outlets, eligible purchases and exclusions. Check how the benefit is identified at payment and whether it can be combined with other offers. A 30% discount does not mean every bill is reduced by 30% under every circumstance. Value it against your likely eligible spending, not an invented annual saving.
Map the transfer process before completion
List the documents required, the party who submits them, any management approval, the cost and the expected processing sequence. Ask whether the seller must surrender cards or settle an account before new cards can be issued. Confirm what happens between property handover and benefit activation so that you do not arrive expecting access that is still being processed.
Request evidence of any paid maintenance deposit separately. Its treatment on resale and the transfer of beach or club benefits may be different processes handled by different teams. Do not allow a receipt for one item to stand in for confirmation of another. Record outstanding actions with an owner and a completion point, not simply a note saying management will handle it.
Apply the checks to a real listing
The featured 150 m² Marina apartment is marketed with free beach and clubhouse access and a 30% discount at Marina restaurants and bars, subject to the applicable owner-benefit terms. Those are the benefits supplied for that specific listing. This guide does not turn them into a universal Marina entitlement or confirmation that every buyer’s transfer has already been approved.
For that home, the practical next step is to request the current terms and written confirmation of the incoming owner’s eligibility. For another home, start again with its own file. Even within one location, a previous owner’s arrangements or a different purchase package should not be treated as evidence for your transaction.
What if a benefit cannot be confirmed?
Separate the apartment’s appeal from the unresolved benefit. Ask yourself whether you would still buy at the proposed price without that benefit. If the answer is no, make confirmation a matter to resolve with your independent adviser before commitment. Avoid replacing missing evidence with a large estimated saving or a confident verbal assurance.
Ask what the terms say about changes, expiry and withdrawal, and have your adviser explain their significance for the purchase. Do not assume a promotional advantage is permanent. Where a benefit remains uncertain, describe that limit clearly in any later rental or resale marketing rather than passing the same ambiguity to the next person.
Your written confirmation checklist
Ask Harmony Properties to help collect the available management information for the home you are considering. Keep your lawyer’s review separate from the sales conversation. A good benefit summary is short, specific and usable: what you receive, who can use it, how it transfers and what it costs. It should help you plan an ordinary visit, not just make the listing sound more attractive.
- Issuing organisation and exact entitlement identified.
- Incoming owner, family and guest eligibility confirmed.
- Participating facilities, exclusions and charges recorded.
- Transfer documents, responsibilities and activation process agreed.
- Current terms retained with the purchase file.
