Off-Plan Property Handover: A Practical Inspection Guide

Prepare for an off-plan property handover by checking the unit, finishing specification, utilities, documents and outstanding defects methodically.

Handover is the point when an off-plan promise becomes a physical home. It is exciting, but it should also be treated as a careful inspection rather than a ceremonial key collection. The aim is to compare the delivered unit with the agreed specification, record defects clearly and understand which documents and payments remain outstanding.

Prepare before the appointment

Review the contract, unit plan, finishing specification, payment statement and previous correspondence. Confirm the exact unit number, floor, area and any agreed upgrades. Ask which utilities should be active during the inspection and whether the developer has a formal snagging or defect-report process.

Bring a phone or camera, charger, measuring tape, small electrical tester if appropriate and a written checklist. If you cannot attend, arrange a live remote walkthrough or appoint a trusted representative with the necessary authority. For a complex or high-value property, consider using an appropriate technical professional.

Start with identity and access

Confirm that you are inspecting the correct unit. Check the approach, entrance, numbering, keys, access cards, parking or storage allocations and any common areas included in the purchase. In a resort, note the condition and operational status of the facilities that were important to your decision, while recognising that some landscaping or shared works may still be completing.

Inspect room by room

Use the same sequence in every room. Look at walls and ceilings for cracks, stains or uneven finishing. Check floors and tiles for damage, hollow sounds or poor alignment. Open and close every door and window; inspect locks, handles, seals and balcony doors. Test fitted cupboards and confirm that glass and mirrors are secure.

Run taps and showers long enough to observe pressure and drainage. Flush toilets and check below sinks for leaks. Test sockets, lights, air-conditioning points and installed units when power is available. Inspect balcony drainage, railings and external finishes. Photograph each issue in context and close up, then connect it to a numbered list.

Compare against the specification

A property can look complete while still differing from the contract. Compare finishes, sanitary fittings, doors, glazing, kitchen elements and air conditioning with the written specification. If substitutions have been made, ask for an explanation and confirm the agreed remedy in writing. Marketing images are not the same as contractual specifications, so the signed documents remain the reference.

Record defects clearly

A useful snag list identifies the room, exact location, problem and requested action. “Bedroom wall damaged beside balcony door” is more useful than “paint issue.” Agree how the list will be acknowledged, who will carry out the work and when a reinspection can take place. Do not rely only on informal messages when a formal handover procedure is available.

Understand the documents and final payments

Ask what you are signing and whether the document confirms physical receipt, acceptance of condition or both. Review the final account, maintenance contribution, utility arrangements, keys, manuals and management registration. If you have unresolved contractual concerns, obtain independent advice before signing a document that may affect your position.
